Retail Store Construction Manager

Position Title:                   Retail Store Construction Manager

Reports to:                         General Manager

Location:                             San Francisco

Position Summary:  Provide leadership and coordination of new and re-habilitation projects from initial budgeting through closeout, including contractual and specification documentation compliance, advising on constructability issues, setting quality standards, managing team collaboration, and meeting or exceeding the project’s objectives.  Provide training and direction to direct reports. Contribute to Peek’s culture, mission and values through thought leadership and actions.  The ideal candidate will have excellent organizational and project management skills as well as the ability to balance multiple projects and priorities while taking a leading role in completing projects on time and on budget.

Essential Job Responsibilities Include but not limited to:

  • Ensure the bottom line construction budgets, schedules are maintained for projects
  • Has the ability to prepare preliminary estimates and costing for proposed tenant improvements
  • Maintain project schedules for multiple projects in MS Project
  • Identify appropriate architects, contractors, solicit estimates and maintain good working relationships
  • Bidding and negotiation of contracts with General Contractors
  • Negotiate, communicate and manage contractor change orders
  • Monitor the progress of each project and perform regular field inspections to ensure that the project plan (including budget, schedule and quality) are being maintained
  • Project cash flow
  • Coordinate and review various lease required components including but not limited to entitlements, construction processes and notifications
  • Manage the creation and implementation of specific plans for improvement and building
  • Maintain and monitor the status of projects, business plan targets, problem areas, and help to ensure that all aspects of a project are functioning efficiently and communicated to members of the management team
  • Meet with multiple in-house departments to identify needs to incorporate their vision into the project
  • Participate and/or conduct regular department/team meetings
  • Must have a general understanding of current building codes and ADA compliance
  • Ability to travel approximately 30-40% of the time
  • Perform other projects and duties as assigned

Job Related Competencies:

  • Knowledge of construction, design, finance, management, estimating cost controls, scheduling and contract management
  • Working knowledge of architectural/construction drawings and specifications
  • Working knowledge of software programs, Microsoft Office, Microsoft Project, construction management applications
  • Strong leadership skills
  • Superior time management skills within a fast paced environment
  • Solid negotiation skills
  • Strong sense of team
  • Excellent written and verbal communication skills, including C-Level and Senior Management presentations

Required Qualifications, Skills and Experience

  • Bachelor’s degree in construction management, architecture, engineering and/ or other related fields or equivalent work experience. 
  • 10+ years experience working in commercial real estate construction 
  • At least 7+ years with an emphasis in retail construction or re-development
